Alanya: cozy vacation and long-term investment

Today I will tell you about the location bordering Antalya – everyone’s favorite Alanya! It’s so cozy and comfortable to relax from the hustle and bustle of the big city. But how profitable is it to invest in real estate here and if so, which areas are promising, and which ones are better to avoid? Today I will tell you about it in detail.

Background

Alanya is a city and district that is located 180 km from the city of Antalya, the capital of the province. Alanya, like Antalya, is part of the so-called ” Turkish Riviera” – the most popular holiday destination in the country. I would like to note that it is popular among both foreigners and Turkish citizens.

Interestingly, Alanya does not officially have the status of a city, but this does not prevent it from being such in its essence and in terms of the comfort of infrastructure. It even has its own airport. However, international flights from the CIS countries do not land on it, but in Antalya, after which you will have to get to Alanya by rented car or other means of transport.

The main population is 350 thousand people, but in the high tourist season, which lasts 4 months, this figure can increase several times. In recent years, Alanya has become one of the favorite places for foreigners to purchase housing for recreation. The price dynamics here are not so high as to expect a quick return on investment with a profitability of 25% or more.

Compared to Antalya, life in Alanya is more comfortable and measured, without too much fuss, which is good for rest and relaxation. There are cool restaurants and bars, with wonderful views of the sea and mountains, and with quality service. Chic promenades for evening walks. There are many markets and farmers’ markets with the most juicy and fresh vegetables and fruits. Due to the regularity of Alanya, it is a favorite vacation spot for pensioners.

But a few entertainments are located quite compactly, in the center, and if you have chosen to live in an apartment or villa that is scattered on the periphery of Alanya, then most likely this will not be nearby. If you prefer a dynamic lifestyle, then you may not find it as interesting here as in the same Antalya.

The entertainment sector is less developed here, there are no such large shopping and entertainment complexes, large theaters, galleries, etc. If you still plan to live permanently in Alanya, then there is less business activity. Accordingly, there are fewer opportunities to earn money. Also, there are not as many good schools, lyceums and colleges as in Antalya, there is no university.

For those who are used to living in the big city, Antalya may seem cramped, like a beautiful elegant dress that is not enough for you – you take a deep breath and it will come apart at the seams. This is especially true for young people who strive for drive and activity from evening to morning.

Investment in Alanya

To receive income from resale, it is better to buy housing in neighboring Antalya, and come to Alanya on vacation. Only the largest and most reputable Alanya developers can offer a good price progression for a short period of 15-24 months. At the same time, in Alanya it is quite profitable to rent out housing for short-term rent to tourists.

Due to its proximity to the sea and good infrastructure, rental rates in Alanya are close to those of Antalya. For recreation and for renting to vacationers, housing in the format of 1 + 1 and 2 + 1 is most appreciated. There are also garden and two-level duplexes. The whole city stretches for 60 kilometers along the coast. From the sea to the extreme point of Alanya is about 2.5 km inland, and all residential complexes are located no further than 1.5 km from the coast – it is very close to the sea, which makes the rest here so popular with tourists.

The infrastructure of Alanya is adapted specifically for recreation, and not for long-term stays. We can say that here all roads lead to the sea – to beautiful and well-equipped embankments or beaches. There are a lot of comfortable recreation areas located near numerous markets. The city has a well-developed municipal transport and car rental for independent movement.

Separately, I will say about residential complexes that are multifunctional and include all possible amenities for residents. In terms of their level of service, they are close to 5-star hotels. For example, there is both an outdoor and indoor swimming pool, a Finnish sauna or hammam, massage parlors, fitness rooms, a cafeteria with room service, etc.

Another very popular format of housing in Alanya is coastal villas, which are very popular among tourists for rent. The most distant villas from the sea, located in the mountains, have a 180-degree view and an incredible view from the window. As I wrote above, the most remote areas of Alanya from the sea are located 1.5-2.5 km from the sea. That is, even the most distant villa from the coast is still located near the sea.

Alanya is often promoted as a cheaper alternative to Antalya, but with the same potential for price increases. Unfortunately, this is not entirely true. There is no cheap real estate here for a long time, and high-quality housing is quite expensive. Now you can still find, in the Aksalar area, for example, housing of the 2 + 1 format for 40 thousand dollars, but every year it becomes more and more difficult. Especially in the center, near the first line of the sea. Even in more remote areas, you are unlikely to find good 2+1 housing below $50,000.

I can also highlight the Mahmutlar district, where many Russian-speaking residents and tenants are concentrated. There is a very dense and high-rise construction – 10 floors and even higher. This is not to everyone’s liking, because it evokes associations with the concrete jungle. Personally, all this concrete “presses” on me, I like more open spaces.

It is much more comfortable in the Oba or Kargicak districts. Even the Kistel district, with its controversial mass construction, looks preferable to Mahmatlar. The fact is that in Kistel it is allowed to build houses no higher than 5 floors, which is half as low as in Mahmutlar. However, due to the low number of storeys, developers are not very willing to invest in the new buildings of Kistel, which is why the area is developing rather slowly.

Another feature of Alanya is the great influence of marketing on pricing. That is, before the sale, the residential complex is promoted in the media, advertised, increasing the cost. However, after the sale of housing, it turns out that the real demand in this location is low and prices either do not rise or even fall, because initially the price was too high. This is especially true for complexes located far from the sea. If you are willing to pay serious money for the purpose of investing, then I advise you not to go far from the sea – then the demand will be consistently high.

The most promising, in my opinion, are the central regions of Alanya, adjacent to the fortress on the left and right – this medieval fortress visually divides the city into two parts. These promising locations are bounded on one side by Keykubat Beach, and on the other by Cleopatra (according to legend, it was here that the Egyptian queen Cleopatra bathed in ancient times).

These areas are undergoing renovation – old houses are being demolished and replaced with new comfortable housing. This construction is very active and, I would say, aggressive, because these locations are in the greatest demand among investors. This housing will definitely only become more expensive. The same cannot be said about complexes away from the sea, even if they are very comfortable and developed.

Interestingly, developers are constantly competing with each other, competing. This forces them to make apartments of better quality and offer the best conditions to buyers – for example, long-term interest-free installments.

Findings

Summing up, I can say that Alanya is optimally suited for a measured rest and short-term rental housing. But for dynamic entertainment, for business, study or capital investment, neighboring Antalya is better suited.

In terms of rising property prices, in most cases, Alanya does not give the progress that buyers are hoping for. Only houses on the first coastline in the historic center can be really interesting. At the same time, the high yield of short-term rentals makes housing in Alanya interesting not so much for resale as for maintaining investments in the long term.
