The Land of a Thousand Wonders: Ambitious Dosemealti and Prestigious Konyaalti

We continue to describe the beauties of the province of Antalya. Earlier, I described ancient Alanya and modern Belek – cities that are different in spirit, but equally attractive for recreation and housing. Today we will come closer to the capital of the province of the same name – the city of Antalya.

And we will begin the description with the outlying areas, which not so long ago were not even considered part of the city, but were simply separate areas of the province – these are Dosemealti and Konyaalti. I will also describe in more detail the Kepez district, which is adjacent to the first two.

In a new era with Dosemealti

Last time I wrote that each district of the city of Antalya is at the same time a district of the province of Antalya. This turns the entire province into a single living and dynamic “organism”. Even expanding, the city absorbs neighboring areas, retaining their administrative status and a certain freedom.

This happened, for example, with the Konyaalti and Dosemealti districts, which are close to each other, to the west of the center of Antalya at the foot of the Taurus Mountains and surrounded by pine forests. They are similar in many ways, but still have differences.

Dosemealti is the “youngest” district of the city, which is just beginning to be developed and ennobled. Plus, it is located farthest from the sea (15 km) and closest to the wooded mountains, because there is low humidity and simply incredible healing mountain-forest air.

From the point of view of urban and social infrastructure, the district is just beginning its development. However, all the most necessary things are already there, it’s just not located near the house, but a little further. Why? Because now it is an elite private sector and low-rise buildings, which they took up just a few years ago.

The most popular type of real estate here are cottages and villas, where, as you understand, the population density is not the highest – and the shopping mall and other infrastructure are developed precisely on the basis of the number of residents in a particular location. The more comfortable low-rise, but still apartment buildings, the more benefits there will be per square kilometer. It won’t be long to wait, because. The plans of the authorities here are very ambitious.

However, those who can afford this property do not have problems with movement by private transport and will not wait – cottages are sold out very quickly.

As well as housing in multi-apartment guarded residential complexes, which have begun to be built here in recent years. In such complexes, all the necessary amenities, such as swimming pools, gyms, saunas, sometimes even shops and cafes – all this is already “by default” right in the residential complex, you do not need to go anywhere.

The authorities plan to accelerate the development of transport and social infrastructure. Interestingly, they themselves are interested in this, because the mayor of the city and most of the top officials live in Dosemealti. Would you like to become their neighbors?

The bus station, which will soon be completed, will connect Dosemealti with the center of Antalya and other cities. This is not such a difficult task, because the road network is already well developed. Despite the fact that it is located in the mountains, the road to the nearest equipped beach and to the city center or airport will be only half an hour or even less.

The area has become especially popular during the coronavirus pandemic, because it allows not only self-isolation with maximum comfort, but also treats the tenant with every breath – literally! Local air helps with asthma and other diseases of the respiratory system, which are increasingly affecting residents of large stuffy cities, where there are so many cars and smog. The useful qualities of the local air have been proven and therefore the demand for villas is now breaking all records.

There is an ideal microclimate for rehabilitation after coronavirus or colds, relatively few residents and enough space between the villas so as not to get infected again. The Turkish elite is fleeing from the “concrete jungle” here. Moreover, for the owner of the car, 10-15 km to the sea is not a problem at all. And it is very easy and simple to rent a car in Turkey immediately upon arrival (by the way, a very popular type of business lately).

Dosemealti is a new prestigious area that will be best appreciated by people with high incomes and who value peace and nature. There is a well-developed infrastructure for eco-recreation and green tourism. Düzlerçamı Park is also suitable for lovers of hiking in the coniferous forest or picnics in nature. There is also a children’s playground and jogging tracks. The park goes up into the mountains, on top of which is the ancient city of Termes.

Among the interesting sights that can be visited on foot, there is the ancient cave of Karain, where the first parking lots were made by primitive people – they, I must say, had a good taste for real estate. The cave is still pleasing to the eye today with the bizarre shapes that the stone acquired after thousands of years of exposure to water.

In general, Dosemealti is more of an area for permanent living in premium cottages than for entertainment – they are in abundance closer to the sea. Of course, many people use local villas as cottages or summer houses, because in summer it is always fresh and cool, which is very important for sultry Antalya. But in recent years, more and more people come here for permanent residence – everyone is in a hurry to buy a plot of land or a villa here, until prices have risen even more.

The future is already here – in Konyaalti

Like Dosemealti, Konyaalti is located on the slopes of the Taurus Mountains, overgrown with coniferous forests. The air here is no less healing, but at the same time more humid, because the area has access to the sea. And not just an exit, but a long line of private and municipal beaches. Residents of Dosemealti and Kepez, where there is no sea, come to rest here, on gentle beaches with small pebbles. There is even a closed women’s beach.

There are many recreation areas and hotels, including the “luxury” class. The new 14-kilometer promenade is full of entertainment for both adults and children. There are jogging tracks, tennis courts, volleyball courts, playgrounds, restaurants and cafes, gazebos, dance studios – just to name a few. There is another embankment – runs along the Buachai River, which goes towards the seaport.

There are many urban and commercial facilities here. For example, the huge shopping center Migros 5M. Not far away is the park. Ataturk. Nearby is the Aktur amusement park with a huge Ferris wheel called “The Heart of Antalya” – the second largest in Europe after London.

There is an aquarium with the largest underwater tunnel in Europe and the Aqualand water park with a dolphinarium. You can also visit the Antalya Archaeological Museum and the exhibition hall, the Pyramid Concert Hall. A stadium and a sports complex are open for visiting, where, by the way, there are free sections for children and adults.

There is an Arashtirma Hospital and Research Center in the district, as well as Akdeniz University. Nearby there is a marina (parking for yachts), a free economic zone and a port. At the top of the mountain, where there is simply an unforgettable view, you can get from here by funicular. And if you go down the mountain, you will immediately find yourself near the beach of Seresu.

But who will be surprised by the upscale hotels and entertainment in Turkey? Their fame thunders all over the world. In my opinion, the most interesting thing in Konyaalti begins with the 2nd coastline, where we see residential development, represented by villas and low-rise houses of predominantly premium class.

The area itself has a rather elongated outline that goes 8 km inland from the sea, connecting in the north with Dosemealti and in the east with Kepez. In the South, the district borders on Kemer. This makes Konyaalti not only a tourist center, but also an important transport crossroads. So, the airport is only 25 km away, the city center is about 10 minutes away. Nearby there are national highways, there is a bus station. The infrastructure of the area is very developed.

All this makes Konyaalti the most promising area of Antalya, where there is a place not only for recreation, but also for business. It is quite dynamic in its development, but at the same time retains the peace and comfort of premium sleeping areas. Perhaps that is why the area is considered one of the most Russian-speaking – not only because immigrants from the CIS rest here, but also due to the ever-increasing demand for housing among them.

At the moment, about 200,000 people live permanently in Konyaalti in 39 microdistricts, although until recently there were less than 150,000. Today it is the most modern and modern area of the city, which has pushed even the location of Lara from the “Olympus” – earlier this part of the Muratpaşa district was considered the most elite.

Among the most promising neighborhoods are Liman, Khurma, Altinkum, Gursu, Uncali, Mulla Yusuf, Uluch, Arapuyu. In fact, almost all areas here are divided into two types – premium and comfort. That is, even a “simpler” quarter will still be quite cozy and comfortable.

The best neighborhoods of Konyaalti

Let’s highlight several neighborhoods of Konyaalti in order to illustrate the life and advantages of living here using their example.

Uncali is the most comfortable neighborhood, which is chosen by the elite of the local society, and in terms of format – villas and low houses. There are both large and small residential complexes – all of them have a very developed hotel infrastructure. The only drawback is the remoteness from the sea, which is compensated by the peace and absence of crowds of tourists. This is an area for recreation.

Gursu – it is essentially a continuation of the Uncali microdistrict, which descends to the sea. In terms of the level of comfort of residential complexes and urban infrastructure, it is in no way inferior to the previous one, and in many ways surpasses it. Here are the largest and most expensive residential complexes in Antalya.

Uluch is located behind the Gursu microdistrict, crosses the boulevard named after Mustafa Kemal. This is a quiet, sleeping and not at all touristy place, where there is a lot of luxury real estate. Moreover, the ennobling of Konyaalti once began here. The streets of the Uluch neighborhood are well decorated and landscaped.

I would also like to point out the well-developed infrastructure of this microdistrict: there is a general education and sports school, nearby Akdeniz University, various sections for children, shops, cafes, restaurants – everything for family life.

Lyman is being reconstructed very actively, which opens up new opportunities for investment in real estate. It is located close to the sea and, by the way, it is considered the most Russian-speaking. There is even a park with nesting dolls and shops with Russian products.

The Konyaalti region is known far beyond the borders of Antalya and Turkey due to the fact that majestic mountains, azure sea and emerald forests are organically combined there. All this beauty is complemented by the maximum comfort of new housing, the convenience of a developed urban infrastructure and proximity to the historical center. Which neighborhood has more to offer?

Inference

Dosemealti and Konyaalti are two “twin brothers” who had almost the same starting positions, but received completely different developments. Both were initially quiet suburbs dominated by the private sector. But if Dosemealti is still represented mainly by villas and cottages, they just have become better and more comfortable, then Konyaalti has become the most dynamic and modern project in Antalya.

Both residential construction and infrastructure are active here. People not only live here, but also work. That is why the neighborhoods of Konyaalti are so different from each other. One is quiet and peaceful, ideal for living and recreation, and the other is active and business, where you just want to work and earn.

As you can see, Dosemealti and Konyaalti are very different, but at the same time equally interesting and colorful. Since they are still settling in, it is in them that the image of the future Antalya, modern and cozy, is born.
