We, dear readers, have already analyzed the districts of Istanbul. However, they did it in the context of investments and earnings. I began to receive questions about how life is there, what kind of infrastructure and recreation areas there are. Today I will correct this omission and talk about two of the best districts of Istanbul from among the new, promising and comfortable for life. It will be about the impressive Bahcesehir and Beylikdüzü!

Bahçeşehir: one of the most beautiful and sought-after districts in Istanbul

It seems to be specially created for relaxation and restoration of mental and physical strength. The Bahçeşehir district is located on the European side of Istanbul on the side of the Sea of Marmara. The advantages of the area are its convenient location, proximity to nature and high-quality real estate. It is only 6 km from the shore and 30 km from the airport. Taksim Square, considered the historic centre of the city, is 35 km away.

Bahçeşehir is part of a large metropolis, surrounded by dynamic business districts, but retaining a calm and measured appearance, the best for permanent residence in a townhouse or private villa. As its very name hints to us (the word “bahcesehir” translates as “garden city”), there are many green areas and gardens.

The picturesque Gölet Lake in the center of the district complements this whole idyll. Not so long ago, the pond was expanded, making it the largest artificial lake in Istanbul, with an area of 26 thousand square meters. m. Near it is Central Park, the style is very similar to Central Park in New York, but on a smaller scale. But with birches – this is a rarity for Turkey. There are children’s playgrounds and sports grounds, a golf area and much more.

Near the park there are many cafes and restaurants with exquisite cuisine from all over the world. Art lovers will love the Arena Stage, a beautiful concert hall, the second largest in Istanbul (and Istanbul has all the largest in the country). Plus playgrounds in the park itself for all kinds of festivals.

There are also several shopping centers that offer everything you could wish for. Both the leading Turkish brands and the most famous foreign ones are represented here. Even the most sophisticated shopaholic will take his soul here. But at the same time, without fuss and haste, the atmosphere of the area is conducive to sedateness and regularity.

It should be noted that such an atmosphere and lifestyle here has developed not by chance. Initially, Bahcesehir was a suburb with private houses, where it was planned to create a location for the rest of the townspeople, where they could get out of the city for the weekend. Away from the hustle and bustle, closer to nature. Gradually, Istanbul expanded and Bahcesehir became part of the city – administratively it entered the larger Basaksehir district. After that, the location was planned to be turned into an elite town, in which they succeeded.

I will add that each district of Istanbul has its own administrative structure and social infrastructure. In fact, this is a “city within a city”, and if we talk about Bahcesehir, then it is rather a comfortable village for a respectable public with high incomes. According to official data, the average annual income of a resident of the district is $ 33,512, which is about 6 times higher than the national average.

Over time, they began to build not only villas, but also multi-storey residential complexes – just for the middle class. We began to develop office, banking and transport infrastructure. There are three motorway exits and a bus line to the historic city center. One of Turkey’s most important transport arteries, the Trans-European Highway, which connects Europe with Asia, passes through the area. Of the minuses – there is no Metrobus yet, but the authorities plan to extend the metro here in the coming years.

There are already 6 shopping centers (incl. magnificent Prestige Mall), Bahcesehir Bazaar Pazarturk market, 7 clinics and 10 private schools, which is more than enough to not only live here, but also earn money. At the same time, the authorities do not intend to stop – the planned development and improvement of the quarters continues, which gives the district a lot of investment advantages.

In terms of investment, Bahcesehir is included in a small number of “chosen ones” – the best areas of huge Istanbul based on a comfortable life and the dynamics of housing prices. Real estate prices here have really increased significantly in recent years.

The greatest demand is for real estate under construction, because there are quite a lot of new residential complexes here and there are more and more all the time. Developers compete with each other and offer more and more attractive conditions for the investor, including interest-free installments. The difference in price between the house at the stage of excavation and finished housing is about 15%, and taking into account the development of the area, the yield can be 50% or more percent in a couple of years.

Beylikdüzü: an enticing mix of cozy accommodation, business locations and new opportunities

The Beylikdüzü area is also located on the European side of the city and is considered one of the most promising for both living and investment. This area impresses with its diversity and diversity – there is literally everything and for every taste.

The audience here is represented by both the middle class and the more affluent audience, however, compared to Bahçeşehir, the middle class here is definitely larger, because there are more office locations, while Bahçeşehir is chosen primarily for living.

This is a relatively new area, which began to be actively built up about 20 years ago. Today it is a real “city within a city”, which continues to grow at the expense of neighbors on the periphery. It is advantageously located on the coast of the Sea of Marmara, at a distance of 37 km from the center of Istanbul, if the center is considered Taksim Square, and 54 km from the new airport.

It would seem that the farther from the center, the less interesting the area should be, but in our case everything is quite the opposite – everything was changed by the canal under construction between the Black Sea and the Sea of Marmara, which will be an alternative to the Bosphorus. Beylikdüzü connects the central areas with the Sea of Marmara and the canal, turning into the most attractive location for business in Istanbul, and maybe in the whole of Turkey.

And since the area is huge and traveling for three to nine lands to work for businessmen and top managers is not an option, the new business-class housing, as well as the level of comfort and premium, is growing like mushrooms after rain. However, the demand is so great that the audience buys up good real estate almost immediately. Moreover, this area is like a magnet for foreigners planning to do business in Turkey, which further increases demand. Experts expect that after the launch of the channel, real estate prices will rise significantly.

Beylikdüzü is the best example of modern urban planning. It complies with European standards of landscaping, according to which one person should have at least 10 sq. m of green spaces. In Bahçeşehir, by the way, this figure is 12 sq. m, but its area is much smaller than Beylikdüzü. It is extremely difficult to combine business centers with such a level of landscaping and this is one of the main achievements of the district.

In particular, there is a huge and original park Yaşam Vadesi, with an area of 1 million square meters. m. It is the largest park in Istanbul – and soon it will become the best in the city, because now it is undergoing a large-scale reconstruction. It connects the center of the district with the sea coast. Therefore, this is a great place for various recreational activities and sports, yoga. However, there are plenty of green areas for recreation here.

But, nevertheless, the main advantage of the area is its long coastline. An important feature of the area is that there is also a beach for swimming – and in Istanbul, let me remind you, there are few beaches. The undercurrents here are very powerful. The beach in Beylikdüzü is unique in its own way. It has even been awarded the Blue Flag, an international distinction for high bathing safety and high standards of cleanliness.

The beach is a fully equipped recreation area, with sun loungers, cafes, restaurants on the long promenade, there is a large marina and a yacht club nearby. This club also impresses with its infrastructure. It has a sailing school, a fitness room, a tennis court, an equestrian club and much more.

Beylikdüzü is an independent administrative district with a developed social and transport infrastructure. There are clinics, private and public schools, universities, shopping malls, an ice arena and even an Olympic swimming pool. You don’t have to go to other areas of Istanbul at all – there is everything you need for a comfortable life and business activity.

The transport infrastructure is also well developed. A new section of the Metrobus line was opened. It intersects with express bus lines to Taksim Square in the city center. Beylikdüzü is also in contact with one of the lines of the trans-European highway, which will intersect with the canal in the future, which will make the location even more promising from a business point of view.

The area is very multifaceted and therefore there is real estate for every taste – villas, townhouses, apartments and penthouses in apartment buildings of business class and above. Housing is available both from the developer on very favorable terms, and in the secondary market. The supply of real estate is large and diverse, but the demand is constantly growing – if you do not have time to buy now, then in a year you will have to pay at least a quarter more.

The districts are different – the conclusion is the same

Bahçeşehir and Beylikdüzü are completely different areas with different housing offers, which, however, have a lot in common. They are united by comfort, coziness, a high level of landscaping, and most importantly – bright prospects.

Since they are both located on the European side of Istanbul and adjacent to the future canal (especially Beylikdüzü), the demand for real estate will constantly increase. This means that the supply from developers will also grow. The authorities, in turn, will continue to ennoble the districts, increasing the comfort of life even higher. As well as housing prices.
