Today I will tell you about the construction companies with which our agency cooperates. This is the “golden five” of Antalya and the entire southern coast of Turkey. These developers work only in the “comfort” and “premium” segments, and their reputation and quality have been tested by years of successful work. My criteria

Before moving on to the ranking, I want to briefly explain my criteria. I will evaluate companies according to three key criteria – quality, safety and comfort. Comfort in Turkey is understood as the quality and high cost of finishing materials, the sophistication and convenience of the entrance facilities, the infrastructure of the residential complex (swimming pools, saunas, gyms, etc.) and adjacent locations, the interior and exterior design of the building, etc. These characteristics directly affect the cost of housing and predetermine the classes of “premium”, “comfort”, “business”, etc. All participants in the rating work in this coordinate system, but see them a little differently, bringing diversity to the market.

Let’s start from the end and slowly move towards the leaders.

Fifth place: “Hasan Yapraklar”

I give the fifth position in the overall standings to the company “Hasan Yapraklar”, which specializes in small (up to 5 floors and 1-2 blocks), but cozy objects. The company uses high-quality construction and finishing materials, provides excellent sound insulation and waterproofing.

Why is this important? Because on the ground floor in Turkey, fitness rooms and other rooms that are important in terms of comfort are usually placed. However, for some developers, the basement floors begin to “leak” after a couple of years, and the walls “cry” due to high humidity, disturbing the interior. The company’s housing is also more adapted to recreation than in permanent residence. The company offers all popular formats: 1 + 1, 2 + 1, 3 + 1 (including two-level duplexes). The infrastructure of residential complexes is at a fairly high level. For example, the construction of large complexes allows you to place not only an open, but also an indoor pool. Finishing materials are of high quality, but not premium.

Of the features of this company, I can name the fact that the company has been in the Turkish market for 10 years, and before that it worked in Germany. They work in all districts of Antalya. In Turkey, they are implementing German quality standards for mass development, which in itself speaks volumes. This is really high-quality housing, although not elite. It takes into account European trends in construction, among which an important place is occupied by compactness and reliability, but without unnecessary luxury.

For the implementation of European standards and for better control, the company refuses to cooperate with external contractors in favor of its own builders. Thanks to this, the company works clearly as a German mechanism – quickly, pragmatically, mastering in a short time quarter after quarter. Having finished one construction, he immediately starts a new one, because the builders have to pay salaries.

Pragmatism in everything allows the company to predict its work and earnings for several years in advance. For the buyer, this is a plus, because the company provides an interest-free installment plan of 24 months. This is a very long time for Turkey. Usually, installments are given only for the period of construction of the house.

Moreover, even if the house is already completed and put into operation, the buyer can still get an installment plan for 1 year. True, not for the entire cost of the apartment, but only for 40%. The remaining 60% will be a deposit. However, it is very difficult to find free housing after the delivery of the object to residents. It often happens that by the time the house is delivered, all the apartments in the complex have already been sold out and one can only hope for an assignment from another investor. This company is larger and more diversified than the previous two. It has been on the Turkish market for 18 years. This means that their management has earned the trust of the authorities, otherwise they would not have entrusted socially important projects.

The company is not limited to Antalya alone, operating along the entire Mediterranean coast of the country. In Antalya, as well as the fourth number, the developer is looking for the most successful projects throughout the city, but already in the “premium” class, for a more demanding public. Geographically, their housing can most often be found in the Muratpaşa Center and Lara districts, but there are facilities in Konyaalti and other areas. Now the company is working on three projects in the central districts of the city, where there is the greatest demand for housing.

During construction, they use expensive finishing materials – both inside the apartments and in the entrance area of the residential complex. The apartments themselves are often very large and are intended for permanent residence. This is also why 95% of the company’s investors are Turkish citizens, not foreigners. And the Turks, as you know, prefer housing with a large area, which distinguishes them from Europeans. In the understanding of local investors, comfortable housing can not be less than 125 square meters. Optimally – 150-200 “squares”.

In Konyalta and other areas, they have very large facilities, where the level of comfort is also very high. There, for example, you can find garden duplexes – that is, apartments that occupy two floors at once and have their own access to the garden. That’s not to mention several swimming pools, outdoor and indoor parking, and much more. The lower floors often look like townhouses, and the upper floors look like large comfortable apartments with verandas or lofts.

Among the distinctive features of this company, I would highlight a large separate kitchen. Turks do not like it when the kitchen is combined with the room, as is often found in Western countries. There are also traditionally small bedrooms here – in Turkey, these rooms are used exclusively for sleeping, it is not customary to be there all the time. But they like the living room and balcony or veranda to be very large and spacious. Also, local investors ask that the apartment has at least two bathrooms. All this is taken into account by the developer, who works primarily for the domestic market.

This is a really large company that offers housing to both Turkish citizens and non-residents, but, nevertheless, focuses more on the local buyer. The main facilities of the company are in the Liman microdistrict. They have experience in the construction of both large complexes and compact projects for 2-3 blocks.

The company builds comfort-class housing in the Liman microdistrict, but offers premium real estate in the Uluch and Ujaly quarters. All of them are located in the area of Konyalta. This is high-quality and expensive housing, which is often chosen by the elite of Turkish society.

Previously, they built hotels and they know exactly what comfort and service are. The authorities trusted this company to build roads and large municipal projects, which also indicates the good reputation of the developer.

Right now, the company is building an elite residential complex with an incredibly beautiful panoramic view – the windows offer a view of the whole city, the sea and the mountains at once. This is a very picturesque picture and at the moment unique – there are no other complexes with similar views in Antalya.

Rating leader: “Ozpınarlar”

The main character today will be “Ozpınarlar”. You could note the similarity in the name of this and the previous company, which is not surprising, because at the dawn of its existence it was one family company, which eventually split into two firms. In life, this happens when the co-founders decide to go further, each in their own way.

At the same time, both companies have preserved the traditions of building high-quality luxury housing. However, it so happened that they became competitors and now one company is slightly ahead of the second – at the moment it is Ozpinarlar that is in the lead, which has been working independently for 15 years and has built about 20 large image projects.

Now no one can compare with them in terms of the quality and volume of housing, even the former “relative”. They build a lot, quickly and reliably. Only they can afford to conduct several large construction projects at the same time. They employ thousands of their own workers and foremen, they do not work with contractors, which made it possible to establish a real “construction conveyor” while maintaining very high quality standards. From scratch to the delivery of the house to the tenants on a turnkey basis, it takes only 18 months.

Since they have a large staff, they practically do not undertake small projects, they work only with large-scale objects. Their main investors are also Turkish citizens, not foreigners. Among the buyers are the local elite and intelligentsia, the most famous businessmen, doctors, professors, lawyers, etc. Suffice it to say that many owners of luxury hotels live in the apartments of this particular company, and they definitely know a lot about comfort.

According to the format, their housing usually has an area of at least 110 sq. m. and a configuration of 2 + 1, 3 + 1, 4 + 1, there are lofts and townhouses, including the garden townhouses I mentioned. Interior decoration is traditionally pleasing to the eye and will satisfy even the most demanding tenant – all the most expensive and high-quality.

A distinctive feature of the company is the arrangement of adjacent territories, where everything that is required for a comfortable life of discerning residents is located – up to its own beauty salons or mini-bakeries. The company’s complexes are so huge that they accommodate not only the usual swimming pools of all kinds and saunas with fitness rooms, but in general the entire shopping and entertainment infrastructure that you can want. About the pools, I will add that they are also simply huge – they reach a hundred or more meters in length.

An additional advantage is the after-sales support of residential complexes. Especially good feedback from customers regarding the service and security system. For the maintenance of houses, the company has created a separate department that carefully takes care of two dozen huge residential complexes, for which it hires an army of various specialists. And this service is established flawlessly.

There, for example, there is a family control service. This is when the security carefully checks all visitors to the complex in order to keep the family comfort and privacy of the residents completely intact. No one random will get into the complex, which guarantees residents and, especially, their children complete protection and safety. Since the public in these complexes is prosperous, this service is in great demand.

If we compare all the criteria, such as the quality of construction and decoration, after-sales service and maintenance of complexes, the richness and diversity of the shopping and entertainment infrastructure, safety and reliability, as well as the locations themselves (proximity to the sea, the view from the windows, the elitism of the audience), then in all respects it will be the company “Ozpynarlar” that will be in the lead. The downside is that the highest comfort and prices should be expected rather big. However, it’s worth it.

Another important indicator for any realtor is the “turnover” in a separate complex. In other words, the more often an investor resells the housing of a particular developer, the worse for his reputation. When the tenants are happy with everything, they will never part with such valuable real estate. And vice versa – if everything is bad, then investors will rush to get rid of the distressed asset.

So, this company has practically no turnover – in the secondary housing market, their real estate can be said to be in short supply. The price of such housing never falls, and demand always remains consistently high even in times of crisis.

However, for this it is necessary not only to speak Turkish at a good level, but also to understand the local legislation and business traditions of the country. It is not enough to know what the complex itself will be like – you still need to figure out what surrounds it and how the area will change in the future.
